How to create the best house extensions

When it comes to extra space, the most obvious way of snaffling some extra floor space is to invest in an extension. It sounds simple enough but before you start knocking down walls and digging foundations, it takes a fair bit of thought to create the perfect space.

What do you need to consider?

You need to ask yourself a series of questions before you engage architects, line up the builders and book other trades. It takes time and thought to create the best house extensions.

What do you want to use the extension for?

This is almost on a par with why do you need to extend? Knowing why and what you need from this additional space is important as it will affect the overall design. For example, if you are looking to use it as a dining room, it makes sense to build it, if possible, onto the kitchen.

What you intend using the space for may also affect planning permission, building standards and so on. Bedrooms are a much-needed extra space in many a home, but there can be additional requirements to ensure escape in the event of a fire for example.

It might be that you just need to add an extra room, to relax or for the kids to play. The pitfall in house extensions is that there is not enough thought gone in to the overall design of the space.

What you can end up with is a tunnel, a corridor that runs from one end of the house to another. This is not the best use of space, nor the most valuable. Take time to consider what you need from the space.

What is your budget?

When it comes to house extensions the thing that can affect the overall appearance and usability is the fact that the budget runs out before it is really finished.

Working out what you have to spend and sticking to it is important but don’t forget that there can be unforeseen and unexpected fees and costs; if you are using an architect, there will be fees to pay them. There is VAT too and there may be other costs that you were unaware of.

There was no priority list of things needed from the extension?

Deciding the purpose is all well and good. It may be that the extension you want is literally a box but, there may be other circumstances that demand more design elements. When this is the case, it may be that some of these factors were not listed in priority order thus, the most obvious things are missing…

House extensions can add value, appeal and versatility – what do you need yours to do?
